Refrigerators, washers & dryers are all negotiable. If they are present at the property buyers can ask for them in the purchase contract/offer. Now a seller may decide to include personal property with the sale and that would include items such as: refrigerator, washer, dryer, window coverings, etc.

Typically, if you can remove window coverings by sliding them off a rod such as curtains or drapes, those window coverings are not considered a fixture. However, curtain rods, blinds, and window shades are fixtures.

The flooring cannot be removed and is considered an integral part of the house, which is why it is considered a fixture. A refrigerator is personal property, but if it is built in to fit a particular space, it becomes a fixture.

Because curtains are not “attached” to the house they are considered personal property. Now mini blinds or shutters on the other hand are attached to the wall some way so they are to be included. I had to put in the MLS listing that “curtain rods do not stay” & this would naturally include the curtains as well.

Any time you move to a new home, you’re likely to shed some of your belongings. Leaving furniture behind when you sell a home is not out of the question. It may even make a seller more interested in buying the property. There are certain circumstances where you might be more likely to sell a home with furnishings.
Can I move in on closing day?
The contract terms will determine when you can move in after closing. In some cases, it will be immediately after the closing appointment. You will receive the keys and head straight to your new home. In other situations, the seller may request 30, 45 or even 60 days of occupancy after the closing of the home.
Should House be empty for final walk through?
Home sellers should always empty the home completely unless there is an agreement in place, otherwise it could create a problem at the final walk-through.
